Law schools do not teach much about land investigation, and many real estate lawyers are confused. Surveys are often the core of real estate transactions and conflicts. In fact, the questionnaire is the center of important matters concerning real estate, such as land relocation, boundary dispute, real estate development. However, most early attorneys lack even a basic understanding of the type of investigation. Not Desperate: In this article, we introduce various questionnaires and their purpose.
Different types of surveys
Knowledge of the category and purpose of the questionnaire may greatly improve readers' understanding. This is the same as looking at the airline's window. Unless you know what you expect, you will not seem to understand the following area miles.
1) border, 2) premises, 3) terrain, and 4) construction of the four main survey categories. Each has its own purpose as follows.
1. Boundary . Boundary survey displays the location of the lot without breaking it into new properties. The most common subcategory is the record of the survey. This is the type registered in the office of the county corporate auditor. Other subcategories include & # 39; exercise of right & # 39; (road boundary), ALTA / ACSM (survey on land ownership policy), river (water boundary), border adjustment and so on.
Pratt . Platz represents the division of properties. They inherently divide one property into two or more parts. For example, the platform may be subdivided, or a "fine plate" may have been created. It may produce small subdivisions. In these types of questionnaires you can also display multiple properties coexisting condominium survey maps and plans as one lot.
3. Terrain . The topography survey shows the "outline" of the land. The most basic and common "outline" is a change in elevation and is often drawn as a line representing a rise or fall of 2 feet. Other common contours include buildings, roads, public facilities, waterways, trees and the like. In contrast to boundary surveys and plains, terrain surveys generally do not focus on many rows, but boundaries can be included in additional perspectives. Important area survey of wetlands is a good example of terrain subcategories.
4. Construction . As this name suggests, the construction survey meets the construction site and planning needs. Therefore, it often indicates roads, sewers, elevation changes, rainwater drainage sections, power lines, building sizes, physical barriers, and other features the builder must recognize. Please consider the investigation equivalent to the building drawing of the building.
Before interpreting the survey, first check its type and purpose. Your client will thank you for it later.
